7 Questions to Ask Before Hiring a South Florida Contractor (And How We Answer Every One)
South Florida has one of the highest rates of contractor fraud in the country. After every major hurricane, unlicensed operators flood the market with lowball bids, collect deposits, and disappear. Knowing the right questions to ask — and how to verify the answers — is the single most important thing you can do before signing any contract.
The 7 Essential Questions
1. Are you licensed in Florida? Verify at myfloridalicense.com. Look for a Certified General Contractor (CGC) license for any type of structure statewide, or Certified Building Contractor (CBC) for residential and light commercial. 2. Are you insured? You need General Liability ($1M minimum per occurrence) and Workers' Compensation. If a worker is injured without workers' comp, you can be held liable. We carry $2M general liability and full workers' comp — and provide a current COI before work begins.
3. Will you pull the permits? A licensed contractor pulls all required permits. If they suggest you pull permits as an "owner-builder" to save money — walk away. Unpermitted work can void your insurance, must be disclosed when selling, and may require demolition.
4. Who does the work? Ask if they have their own crews or subcontract, how long they've worked with those subs, whether a supervisor is on-site daily, and if all subs are licensed and insured.
5. Can you provide references from similar recent projects? Call them. Ask if the project finished on time and on budget, how surprises were handled, and if they'd hire again.
6. What does your contract include? Scope of work, exact material specifications, milestone-based payment schedule (never 50%+ upfront), timeline, change order process, warranty, and lien releases.
7. Have you built in this county? South Florida HVHZ requirements and county-specific submission processes are unlike anywhere else. Local experience — and knowledge of local inspectors — matters.
